Once you have found the right property, you will need to fill in an application form.
A fee of £85.00+VAT is required for 1-2 applicants and £175.00+VAT for 3-4 applicants.
This fee is non-refundable, payable upon application and includes the credit check and administration in the setting up of your tenancy.
Anyone over the age of 18 years is required to be on the tenancy and therefore needs to be credit checked/referenced.
You will be required to bring your completed application form (which can be downloaded from the 'useful forms' area),
a recent utility bill proving where you live and photographic identification in the form of either a passport or driving licence.
The credit checking process should take around 48 hours. The more information that can be provided at the point of application (especially email addresses)
the easier and therefore faster the administration process.
Once you have passed the credit checking process and the references are back we will arrange a move in date and a
convenient time for you to sign the tenancy agreement. For a sample of a tenancy agreement please click in the 'useful forms' area.
At the point of signing a tenancy agreement, you will be required to pay one month's rent in advance as well as a bond
(the bond is usually equivalent to one month's rent). This must be paid either as a bankers draft or in cash.
NB If you come to sign your agreement and you bring with you a cheque, we will not release the keys. They must be cleared funds.
At the point of signing the agreement you will be given:
A copy of the tenancy agreement
Details of the location of your bond
A section 21 notice stating the vacation date
An inventory (if applicable)
Landlords Annual Gas Safety Certificate
Standing order mandate
Details of numbers to contact regarding any repairs and emergencies.
Details of Utility Providers
Landlords Details for future reference (if applicable)
Once you have moved into your property you will be required to take meter readings for
all utility providers and notify the relevant companies.
