At Heppenstall Estate Agents we offer two types of Letting Service, Let Only and Full Management.
Your decision depends on how involved in your rental you want to be.
We have different services available whether you wish to remain in charge of rent collection and inspections,
or leave the management of the let entirely to us.
This service is available to you should you have a more hands-on approach to the rental of your property.
On instruction we will;
Erect a 'To Let' board outside the property if required
Prepare A4 brochure and take internal photographs where applicable
Advertise the property via the following mediums,

Mailing out of all details to all prospective tenants
Emailing out of all details to all prospective tenants
Text messaging service to notify all prospective tenants about your property.
On finding an interested applicant we will perform the necessary checks including credit checks, employers
references and previous landlords references.
Once satisfactory references have been obtained we will prepare the tenancy agreement, set up the standing
order mandate for them to send their rent directly over to you and take from the tenant, one months rent
and a bond equivalent to the first month's rent.
We deduct our fee from their first months rental payment and send their bond over to the Deposit Protection Scheme.
This is the hassle free option if you wish us to take complete control of renting your home from beginning to end.
In addition to all the Let Only services, we will:
Prepare the Inventory and Schedule of Conditions you need prior to letting.
Take meter readings and notify all relevant utility providers including local council tax department.
Collect the rent and pay it over to you by internet Transfer, less our fees and expenses.
Pay the tenants' bond over to the Deposit Protection scheme.
Do a mid term inspection to check that the property is being maintained by the tenant to a satisfactory level.
Advise you when the tenancy is coming to an end and seek your instructions for re-letting or selling the property.
Arrange a full property inspection and inventory at the end of the tenancy.
Agree any dilapidations (over and above fair wear and tear) with tenants before arranging the return of their deposit.
Arrange any necessary cleaning or minor repairs, deducting costs from the tenant's deposit where applicable and agreed.
Monitor rent payments and alert you if tenants fall into arrears or breach their Tenancy Agreement.
